So what is DST?

The authors hope that this information will give private real estate investors the confidence to utilize the effectiveness of § 1031 exchange tax deferral and expand their personal portfolio of institutional grade real estate.
For the experienced investor DST is analysed and greater insight is given as the book progresses. This should aid the more seasoned investor in their selection of properties with a view to minimising risk and meeting their investment aims. Examples are given of real investment portfolios, and explanations of each provided to enable the reader to see the real potential of this type of investing.
At the end of the book in order to provide a balanced viewpoint, the authors have provided information on the alternatives to DST, and discuss their individual pros and cons. About the Author:
I was 14 years old when my mother introduced me to someone who asked me what I planned to BE when I grew up. According to my mother, I impatiently responded in a matter-of-fact tone that I was going to be in charge of something. While not much else went according to any of my other 14-year-old master plans, that part turned out to be true. I have been in charge of several “somethings” since then. As a creative entrepreneur, I color outside the lines—for a living. I wrote my first sales order in crayon at 3. With $57 to my name, 22 years later I launched my first official business, Quarasan, in the basement of a four-room house. For over 30 years, I successfully grew that company into a dynamic educational product development firm, creating and producing top educational programs for the nation’s leading publishers. During that time and since, I have started—and stopped—multiple creative entities. My formal education at Carnegie Mellon University ended with a BFA in Graphic Design. I was vaguely aware that CMU prepared its graduates to lead, not follow. My extended education began exactly where CMU prepared me to go—the leadership hot seat. The design education I received from CMU was an excellent foundation to run my first creative business, but it wasn’t enough. Until I did my post-graduate work at Randi’s Real-World University, majoring in Take Smart Risks with a double minor in Figure It Out and Gee, That Really Didn’t Work, I had little idea what it really takes to succeed in business. This book is a true gem, it is empowering, inspirational, ruthlessly honest, but most importantly it is probably the most outstandingly motivational book you will ever read, if you REALLY want your dream to come true.

Throughout he insists that success lies in attitude, and action, dreaming is no good, it is futile to wait for luck to come your way, the right time, approval from others. You MUST work hard, grab those chances, and not fear failure. Should things not go well, then use the experience as a learning curve, and take a lesson from Arianna Huffington’s mother, who told her daughter (Founder of The Huffington Post) ‘Failure is not the opposite of success; it’s a steppingstone to success.’
Complacency is another very important factor Daniel Milstein covers. It is essential that you remember you can never rest on your laurels. “Success is never owned. It is rented and the rent is due every day!” is his motto. When you succeed be pleased, but don’t become content with your lot, your competitor is waiting to step in your shoes as soon as you lapse, so make sure you don’t!
